What we do

One team. One contract. One date.

From a single floor of 2,000 sq ft to a whole building, empty or occupied, Veltra designs and builds commercial interiors for occupiers and landlords, in London and across the UK. The cost plan is set out line by line in 16 named sections, you buy the work by tender or by negotiation, and the completion date goes into the contract and does not move.

  • Design and build

    One contract carries the design, the price and the work on site, whether the design starts from your brief or from your designer's scheme at RIBA Stage 2 or 3. A 44-item pre-construction checklist runs from the asbestos survey to the construction phase plan before we take possession.

  • Cat A, Cat B and Day One floors

    We return floors to Cat A, fit out Cat B and build Day One floors for landlords, our Cat A+, finished and furnished for letting on a shorter lease. We apply for the licence to alter and have the landlord's sprinkler incumbent quote at award, as that work gates the ceiling close-up.

  • Refurbishment and reconfiguration

    We reconfigure space you already hold and refurbish at lease events, phased floor by floor around the people still working there, with noisy works in windows agreed with building management. The common parts are photographed and dated before possession and reinstated against those photographs when we demobilise.

How we work

Five steps. No gaps between them.

  1. 01

    Brief 1 to 2 weeks

    Neil Purdon takes the first call. A director then walks the floor with you, collects the base build drawings, the Cat A specification and the landlord's fit-out guide, and writes the brief, which you sign off before anything is drawn.

  2. 02

    Design and price 3 to 5 weeks

    Neil Purdon prices each drawing issue, so a change in the layout appears in the next cost plan and you see both. The price is competitive and you read the cost plan line by line, in 16 named sections.

  3. 03

    Contract 1 week

    You buy the job single stage, two stage or negotiated, to the same itemised cost plan. The brief, drawings, cost plan and programme are bound into the contract with its Date for Completion, and we hold that date.

  4. 04

    Build 6 to 14 weeks

    Nothing mobilises until a director signs the readiness review. Kelvin Carr runs the project, Cristian Alexandru the subcontractors and a site lead the floor. A change is priced in writing and built once you have agreed it.

  5. 05

    Handover 1 week

    Completion criteria are agreed with you in advance, and no snag closes until we have verified it. You receive the O&M manuals, as-builts and health and safety file at practical completion, and Neil Purdon stays to agree the final account.

Where we work

Home in London, at work across the UK.

Most of our work is in London, where we know the buildings, the landlords, the managing agents and the trades, and a site visit is a Tube ride. When the right project is in Manchester, Birmingham or Bristol, the same three directors get on the train.
